Pricing Guide
Straight answers on what motorized patio screens and screen rooms cost across Frisco, Plano, McKinney, and the rest of Dallas–Fort Worth, what moves the number up or down, and how to get an exact quote for your patio without a sales pitch.
Typical Investment
$2,000 – $5,000 per opening, installed
Most covered patios have two to four openings. A single wide opening with a premium fabric and app control sits at the top of the range; a standard-width opening with remote control sits near the bottom. Every screen is built to your exact measurements — there is no off-the-shelf price.
$8,000 – $25,000+ per room, installed
Priced by the size of the patio, the number of bays to frame, door count, and the mesh you choose. A modest covered porch lands near the low end; a long wraparound patio with multiple doors and solar mesh on the sun side lands high.
These are typical market ranges for professionally installed, tracked systems in North Texas, not a quote. Your project may land outside them depending on the space. The only number that matters is the one on your written estimate, which is free and carries no obligation.
What Moves the Price
Motorized screens are priced per opening, so a patio with two openings costs roughly half of one with four. Width matters too: a 20-foot span needs a larger motor, a heavier bottom bar, and more fabric than a 10-foot span.
Openness (90, 95, 97, or 99 percent UV block) and fabric grade change the price modestly. The tighter privacy fabrics cost a little more than standard insect mesh; a clear vinyl panel for full weather sealing costs more still.
A handheld remote is included. Wall switches, app control, grouping several screens to one button, and smart-home or weather-sensor integration each add a step. Most homeowners choose remote plus app.
Each motor needs an outlet nearby. If your patio already has power at the header, nothing changes. If an electrician needs to run a new circuit, that's a separate line item we'll flag up front.
Screens mount to a solid header and to posts or columns. Recessed installs that hide the housing in a soffit, sloped ceilings, and stone or stucco columns take more fabrication time than a flat, square opening.
For an enclosure, the price follows linear footage of framing, the number of screen doors, kick-plate height, and whether any bays use pet-resistant or solar mesh. A patio that already has evenly spaced columns frames faster than one that needs new posts.

Pricing Questions
Yes. We come to your home, measure every opening, talk through fabric and control options, and leave you a written itemized estimate. There is no charge and no obligation.
Per opening, usually yes — a two-opening motorized install typically costs less than enclosing the same patio. Enclose a large patio with several openings and the two can converge. The right choice is more about how you want to use the space than the price.
Because every screen is built to your measurements. Two patios that look alike can differ by several feet of width, a column, or an electrical run, and each changes the number. The ranges on this page tell you what to expect; the free measurement gives you the exact figure.
Buyers in North Texas pay attention to usable outdoor space, and a patio that works through mosquito season and August heat shows well. We don't promise a resale figure, but it is one of the few upgrades you get to enjoy every evening while you own the home.
