In Willow Bend, Kings Ridge, Deerfield and the newer streets around Legacy West, the covered patio is usually a real outdoor room already — a wide span, a finished ceiling, often a built-in grill and a TV. What it lacks is a wall. Those wide openings are the best case for motorized screens: one drop across a 16- or 20-foot span, recessed housing that disappears into the existing ceiling detail, and nothing that changes the look of the house from the street. Where there's an outdoor kitchen we pay attention to heat and grease clearance when we place the housing.
Orientation drives the fabric choice more than the size of the opening does. On a west-facing patio we'll usually put a 95% or 97% UV-block solar fabric on the afternoon side. You still see out — the view is the whole point of sitting there — but you lose the glare and the radiant heat that makes a west-facing Plano patio unusable from four o'clock on. We can show you the difference on a mock-up before you commit to a fabric.
Plano is threaded with creek greenbelts — Russell Creek, Rowlett Creek, White Rock Creek — plus the trail corridors through Arbor Hills on the west side and Oak Point Park and Bob Woodruff Park on the east. If your patio backs onto one of those, you already know the trade: the best view in the neighborhood and the worst mosquitoes. A screened patio is the version that works every night. On greenbelt lots we'll talk through where the gaps end up at the slab edge, which is where bugs actually get in.

Many Plano subdivisions have an HOA requiring architectural review. We've worked with HOAs across the Metroplex and have no problem satisfying their requests. We can provide renderings, color and hardware selections, and fabric specifications, and work with the HOA to gain approval for the project.

Common Questions
Yes. Plano is one of our core service areas. We build and install motorized patio screens and screen rooms across Plano, from Willow Bend and Kings Ridge to Hunters Glen and the neighborhoods around Legacy.
It depends which association you are under, and in Willow Bend that is not a single answer. Willow Bend West, Willow Bend North/West, King's Court of Willow Bend and Willow Bend Country are separate associations with separate architectural requests. Kings Ridge runs its own architectural control through a managed board. Many older east Plano neighborhoods around 75074 have no HOA at all. Tell us your address and we will confirm which applies before you spend anything, and we produce the product spec sheets, frame colors, mock-ups and elevation drawings the request asks for.
Usually. Motorized screens need a solid header and posts to mount the housing and tracks. We check both at the free in-home consultation and will tell you if anything needs reinforcing before we quote.

Keder is a far more robust way to anchor the screen fabric into the side track than a zipper edge, which is a much thinner connection between the fabric and the track. Keder is the superior system for outdoor motorized screens, which is why we use it.
Rubber seals hold up far better than brush seals. Brushes fray over time and collect grass clippings, dust, and insects, so within a year or two they look worn out. Rubber stays cleaner and lasts longer, which is why we use it instead.
