Patio Screens Built for Wylie Homes

What Wylie patios have in common

Wylie sits right between Lavon Lake and Lake Ray Hubbard — over 40% of the city's area is water. That means open farmland-turned-subdivision near the lakes with real wind to plan for, alongside newer construction in communities like Inspiration, Braddock Place, and Woodbridge. Spanning Collin, Dallas, and Rockwall counties, almost every patio here is within a few miles of open water.

How we work in Wylie

In-home consultations and quotes are free. We map each opening, check where the power is, discuss where housing can be placed, and go through fabric options that fit the goal you're trying to accomplish — on a lake-facing lot, that usually means side-track retention for the wind. You get a written itemized quote and an installation by our own crew. Current lead time is within 30 days of your down payment or sooner, as of October 2026.

Neighborhoods we serve in Wylie

We install across Wylie and the surrounding communities, including Inspiration, Braddock Place, and Woodbridge. Zip code 75098. If your neighborhood isn't listed, enter your zip in the form below and we'll confirm coverage.

HOA approval and permits in Wylie

Inspiration, Woodbridge, and most Wylie communities have architectural review. We've worked with HOAs across the Metroplex and have no problem satisfying their requests. We can provide renderings, color and hardware selections, and fabric specifications, and work with the HOA to gain approval for the project.

Motorized screens or a screen room?

Motorized patio screens roll down over the openings of your covered patio and retract for an open view; a screen room encloses the patio permanently with framed screen walls and a door. Both block sun, wind, rain, dust, and bugs. If you're not sure which fits your Wylie patio, choose "I'd Like Advice" in the form below and we'll walk you through it at the free in-home consultation. Wylie Patio Screen FAQ

Do you install motorized patio screens in Wylie?

Yes. Wylie is one of our core service areas. We build and install motorized patio screens and screen rooms across Wylie, including Inspiration, Braddock Place, and Woodbridge.

Can the screen housing be hidden?

Yes, in most cases. Housing can be hidden as long as your structure allows for it — typically a soffit or a deep header. Every patio is different, so we evaluate this case by case and confirm exactly what's possible at the free in-home consultation.

Can motorized screens connect to my smart-home system?

Yes. Screens can be operated by remote, wall switch, or app, and integrated with most smart-home platforms for schedules, scenes, or a weather sensor that retracts them in high wind.

What's the difference between a zipper track and a Keder track?

Keder is a far more robust way to anchor the screen fabric into the side track than a zipper edge, which is a much thinner connection between the fabric and the track. Keder is the superior system for outdoor motorized screens, which is why we use it.

Why don't you use brush seals?

Rubber seals hold up far better than brush seals. Brushes fray over time and collect grass clippings, dust, and insects, so within a year or two they look worn out. Rubber stays cleaner and lasts longer, which is why we use it instead.
