Most Frisco homes were built after 2005 by production and semi-custom builders, which means a generous covered patio with square, evenly spaced columns and a solid header — close to ideal for motorized screens. The same builders left many of those patios facing west or south across an open lot, so the afternoon sun and the wind off the prairie arrive together. Screens with side-track retention solve both at once, and a screen room turns the patio into a permanent bug-free room without changing the look of the house from the street.
Every project starts with a free in-home consultation. We look at the header, the columns, the power available at the patio, and how the sun moves across your yard, then leave you a written itemized quote. Screens and screen rooms are installed by our own crew, usually within 30 days of your down payment or sooner, as of October 2026. Nothing is subcontracted.

Phillips Creek Ranch, Stonebriar, and most Frisco communities have architectural review. We've worked with HOAs across the Metroplex and have no problem satisfying their requests. We can provide renderings, color and hardware selections, and fabric specifications, and work with the HOA to gain approval for the project.

In our experience, yes, when the request is submitted properly. Most Frisco HOAs want a short architectural request with the product, color, and location. We provide the specification sheet and a drawing so approval is straightforward.

Keder is a far more robust way to anchor the screen fabric into the side track than a zipper edge, which is a much thinner connection between the fabric and the track. Keder is the superior system for outdoor motorized screens, which is why we use it.
Rubber seals hold up far better than brush seals. Brushes fray over time and collect grass clippings, dust, and insects, so within a year or two they look worn out. Rubber stays cleaner and lasts longer, which is why we use it instead.
