HOA approval and permits in Flower Mound

Motorized screens or a screen room?

Motorized patio screens roll down over the openings of your covered patio and retract for an open view; a screen room encloses the patio permanently with framed screen walls and a door. Both block sun, wind, rain, dust, and bugs. If you're not sure which fits your Flower Mound patio, choose "I'd Like Advice" in the form below and we'll walk you through it at the free in-home consultation. See what each typically costs →

Flower Mound Patio Screen FAQ

Do you install motorized patio screens in Flower Mound?

Yes. Flower Mound is one of our core service areas. We build and install motorized patio screens and screen rooms across Flower Mound, including Bridlewood, Wellington, Canyon Falls, and Tour 18.

Can the screen housing be hidden?

Yes, in most cases. Housing can be hidden as long as your structure allows for it — typically a soffit or a deep header. Every patio is different, so we evaluate this case by case and confirm exactly what's possible at the free in-home consultation.

Can motorized screens connect to my smart-home system?

Yes. Screens can be operated by remote, wall switch, or app, and integrated with most smart-home platforms for schedules, scenes, or a weather sensor that retracts them in high wind.

What's the difference between a zipper track and a Keder track?

Keder is a far more robust way to anchor the screen fabric into the side track than a zipper edge, which is a much thinner connection between the fabric and the track. Keder is the superior system for outdoor motorized screens, which is why we use it.

Why don't you use brush seals?

Rubber seals hold up far better than brush seals. Brushes fray over time and collect grass clippings, dust, and insects, so within a year or two they look worn out. Rubber stays cleaner and lasts longer, which is why we use it instead.
