Those details are exactly what off-the-shelf products can't handle and what custom fabrication is for: recessed housing so no hardware shows when the screens are up, a true RAL color match on the frames, and screens grouped to close an entire patio from the push of one button. Many Southlake patios already have power at the header and a smart-home system to tie into.
In-home consultations and quotes are free. We map each opening, check where the power is, discuss where housing can be placed, and go through fabric options that fit the goal you're trying to accomplish. You get a written itemized quote and an installation by our own crew. Current lead time is within 30 days of your down payment or sooner, as of October 2026.

Timarron, Carillon, and most Southlake communities have architectural review. We've worked with HOAs across the Metroplex and have no problem satisfying their requests. We can provide renderings, color and hardware selections, and fabric specifications, and work with the HOA to gain approval for the project.

Keder is a far more robust way to anchor the screen fabric into the side track than a zipper edge, which is a much thinner connection between the fabric and the track. Keder is the superior system for outdoor motorized screens, which is why we use it.
Rubber seals hold up far better than brush seals. Brushes fray over time and collect grass clippings, dust, and insects, so within a year or two they look worn out. Rubber stays cleaner and lasts longer, which is why we use it instead.
